Actor and producer Mukesh Gupta, best known for his work in Bollywood with Janhit Mein Jaari, has made a successful foray into the Telugu film industry with the recently released thriller Paderu 12th Mile. Produced under the Sai Lakshmi Ganapathi Movie Creations banner, the film stars Satyam Rajesh, Shravan, and Kalakeya Prabhakar in lead roles, with Suhana playing the heroine. Directed by N.K. and produced by Grandhi Trinadh with Loteti Krishna as co-producer, the film’s teaser was launched in a grand event on March 7, generating excitement prior to its release.

In Paderu 12th Mile, Gupta plays a “positive villain,” a complex and layered character who, while dark, has a moral code. His role as a powerful fighter hired by the heroine to take revenge against the antagonist, played by Kalakeya Prabhakar, adds intensity to the film. “The character has a unique balance of strength and principles, which made it a challenging yet rewarding experience,” says Gupta.

Reflecting on his work in Paderu 12th Mile, Gupta expressed his passion for action roles. “This film allowed me to explore my love for action, with high-energy stunts and physically demanding scenes. It was exhilarating to bring this character to life,” he shares. “I’ve always gravitated toward action-oriented roles, and this was the perfect opportunity to showcase my skills.”

Gupta credits his dedication to fitness and action preparation for landing such roles. “I’ve invested time and effort into training for roles like this. Working on my physique, body language, and combat skills has been key to portraying characters with such intensity,” he explains.

Gupta also praised the Telugu film industry’s professionalism, noting, “The entire team was incredibly disciplined and committed to delivering the best. The warmth and respect I received made this experience even more special.”

Looking ahead, Mukesh Gupta is gearing up for his next Telugu film, Nawab, where he plays the lead role. The film, which features renowned actors like Rahul Dev and Murali Sharma, promises to be a high-octane action film with gripping fight sequences and an engaging storyline. “Playing the protagonist in Nawab is a dream come true. It’s an intense action film, and I’m excited for the audience to experience it,” Gupta reveals.

In addition to his Telugu projects, Gupta has signed two Bollywood action films, set to begin shooting in June and August 2025.

In my two decades within India’s luxury real estate sector, I’ve witnessed firsthand the evolution of homebuyer preferences and the emergence of what are termed “branded residencies.” These properties, often associated with esteemed global brands from hospitality, fashion, or automotive industries, promise a lifestyle beyond traditional luxury homes. While they have garnered significant attention and appeal, I believe there are critical aspects to consider before embracing this trend wholeheartedly.

 

Timeless Luxury: What Branded Residencies Might Overlook

Luxury in real estate has long been synonymous with bespoke architecture, exclusive locations, and timeless design. These elements have stood the test of time, appealing to discerning buyers seeking enduring value and prestige. Branded residencies, while innovative in their approach, sometimes overshadow these classic virtues in favor of modern trends and transient brand associations.

 

Moreover, the design philosophy of global brands is often rooted in the culture, lifestyle, climate, and regulations of their country of origin. This may not always align with local Indian conditions, resulting in homes that, while aesthetically impressive, may not be the most practical or well-suited for local needs. There have been multiple instances where the end product has fallen short of expectations due to a mismatch with Indian climatic and living conditions.

 

The Myth of Exclusivity in Branded Residencies

Branded residencies often market themselves as exclusive enclaves, promising a curated lifestyle experience. However, the reality is more nuanced. The association with a global brand may indeed enhance the initial appeal, yet it can dilute the authenticity of local culture and unique architectural identity that many buyers seek in a true luxury home. True exclusivity stems from a property’s unique charm and heritage, not merely from branding.

 

Additionally, during co-branding, the primary focus of the brand is to protect and showcase itself, ensuring strict adherence to its brand guidelines. In this process, customer needs often take a backseat, with the brand’s identity becoming more important than the end-user experience. Instead of being designed for the actual residents, the property is often shaped around the brand’s image, limiting flexibility and personalisation.

 

However, it is also worth acknowledging that branded residences come with certain advantages. Standardized design, association with global hospitality services, and a seamless experience for international buyers can make them appealing to a niche segment of the market. A recent report by Savills India noted that branded residences have seen a 20% premium over comparable non-branded luxury properties in metropolitan cities due to their brand association and concierge services. While exclusivity may be debatable, the appeal to specific buyer groups cannot be ignored.

 

The Branding Trap: What Happens If the Hype Fades?

Investing in a branded residency entails more than purchasing a home; it involves buying into a brand’s promise of quality and service. While reputable brands uphold high standards, the dependency on brand equity introduces a layer of risk. Changes in brand strategy or reputation can impact the property’s desirability and resale value, potentially undermining long-term investment security.

 

A significant yet often overlooked concern is the brand exit risk—if a brand terminates its contract or withdraws from the project, the residence may lose its identity and, consequently, its value. Since much of the appeal is tied to the brand name, any shift in brand reputation can directly impact the homeowner’s investment. This dependency on external brand equity creates uncertainty that traditional luxury developments, rooted in strong local reputations, do not face.

 

The Risk of One-Size-Fits-All Luxury

Each luxury property should reflect its locale and resonate with its surroundings. Branded residencies, however, often adhere to global brand standards, leading to a homogenization of luxury experiences across different cities and countries. This standardization may compromise the uniqueness and cultural richness that define true luxury living in diverse regions like India.

 

Luxury developers in India, on the other hand, have spent years understanding local consumer preferences, lifestyles, and aspirations. Over time, they have built strong brand identities of their own, tailoring properties with the end user in mind. They collaborate with world-class architects, interior designers, and international consultants to bring high-quality, globally inspired yet locally relevant homes to Indian buyers. Unlike branded residences that follow a rigid template, these developers create homes that align with the unique demands of Indian luxury homebuyers.

 

 

Luxury vs. Sustainability: Can Branded Residencies Strike a Balance?

In the pursuit of luxury, sustainability can sometimes be overlooked. Branded residencies, while showcasing modern amenities and design, may not always prioritize environmental considerations or integrate sustainable practices. This oversight contradicts the growing global trend towards eco-conscious living and responsible development.

 

Moreover, the financial structure of branded residencies raises concerns about whether the price justifies the value offered. A significant portion of the cost of these residences goes toward brand royalty fees. The added value in terms of design, layout, service, or specifications often remains limited, making it questionable whether buyers receive a proportionate return on their investment.

 

Additionally, homeowners in branded residences often face steep maintenance fees, which can be a burden even for affluent buyers. These charges, imposed to maintain brand standards, add to the long-term cost of ownership, making them a less attractive option when compared to bespoke luxury developments that offer a better balance of exclusivity, personalization, and cost-effectiveness.

 

The Timeless Appeal of Authentic Luxury

As a proponent of authentic luxury experiences, I advocate for properties that celebrate local craftsmanship, cultural heritage, and architectural excellence. These elements contribute not only to the aesthetic appeal of a home but also to its intrinsic value and timeless allure. Authentic luxury homes stand apart by their ability to transcend trends and endure as symbols of refined living.

 

Another challenge buyers face in branded residences is the limited scope for personalization. Brand guidelines often restrict homeowners from making significant interior modifications, which can be a drawback for those who value individuality in their living space. True luxury is about creating a home that reflects personal taste and style—something that highly standardized branded residences often fail to accommodate.

 

Beyond the Brand: The True Essence of Luxury Living

While branded residencies undoubtedly offer modern conveniences and global cachet, they represent a departure from traditional notions of luxury rooted in craftsmanship, heritage, and individuality.

 

As the luxury real estate landscape evolves, it is crucial to strike a balance between innovation and the preservation of timeless values. Each homebuyer must carefully consider whether the allure of a branded residency aligns with their personal values and long-term investment objectives.

 

In shaping the future of luxury living in India, I believe in championing a holistic approach that respects local culture, promotes sustainable practices, and celebrates the unique charm of our diverse regions. London, UK – 19 March 2025: Mitsubishi Corporation (MC), and Alt Carbon, a Carbon Dioxide Removal (CDR) company, announced a partnership agreement to scale the removal of carbon dioxide in South Asia. The agreement between the two parties will generate high quality, durable, carbon removal tons that have been created through a breakthrough Enhanced Rock Weathering (ERW) tech process.

Alt Carbon deploys a process called ERW that takes crushed basalt rock and spreads it on large swathes of agricultural land. The rock’s natural reaction with rainwater pulls the CO2 from the air & stores it in the soil, thereby improving crop yields. This dissolved inorganic carbon ultimately reaches the ocean via river networks and remains locked in the ocean for 10,000+ years. 

 

ERW is one of the novel techniques for Carbon Removal (CDR) that has been advocated by the The Intergovernmental Panel on Climate Change (IPCC) as a critical tool for reaching Net Zero by 2050. The participating buyers included Stripe, Shopify, Alphabet, Meta and Watershed (on behalf of Match). In order to meaningfully undertake climate action, we require gigaton level projects — i.e. projects that have a shot at removing 1 billion tons of CO2 every year. Alt Carbon is targeting reaching up to 500,000 hectares of land in North East India’s tea belt by 2030, as part of the Darjeeling Revival Project, removing upwards of 5 million tonnes of CO2 every year. Beyond that, the company aims to scale up its operations in South Asia to further work towards its goal of removing 1 billion tons of CO2, each and every year.

Bangalore, India – A 34-year, gentleman named Mr. Adan (name changed), hailing from Ghana, South Africa adhering to Jehovah’s beliefs, presented with symptoms of left-sided weakness persisting for a year and headaches worsening over the pasts eight months ago. The weakness affected his left upper and lower limbs progressively, leading to difficulty grasping objects with his left hand and walking difficulty. He had a seizure episode two months ago which worsened his headache and neurological deficits.

Mr. Adan was subsequently admitted to Sakra World Hospital in Bengaluru, where Dr. Arjun Srivatsa, Director & HOD – Institute of Neurosciences, Dr. Shylesh M P, Associate Consultant – Neurosurgery and their team, conducted a thorough examination followed by a panel of imaging and blood tests. The MRI Brain Contrast revealed a large 10x 9 cm tumourabutting the right side of the brain.

Dr. Arjun, Director & HOD – Institute of Neurosciences, Sakra World Hospital, explained, “A meningioma is a tumor that grows from the membranes that surround the brain and spinal cord, called the meninges. A meningioma is not a brain cancer, but it may press on the adjacent brain, nerves and vessels and can cause trouble. Meningioma is one of the most common type of tumor that arises  in the brain. Most meningiomas grow very slowly, however certain tumours can grow at a rapid rate and behave aggressively. They can grow over many years without causing symptoms. But sometimes, their effects on nearby brain tissue, nerves or vessels may cause serious disability. Meningiomas occur more often in women. They’re often found at older ages. But they can happen at any age and either sexes. Because most meningiomas grow slowly, often without symptoms, they do not always need treatment right away, instead, they may be watched over time. However large meningiomas causing compression of the brain require immediate attention”

Following the diagnosis of right parietal convexity meningioma, the patient underwent a successful craniotomy for tumor excision. Dr. Arjun stated“Since Mr. Adan being  a follower of Jehovah’s sect and clearly against transfusion of blood or any forms of blood products like platelets, plasma etc., it is a  challenging situation for the surgeons and the anesthetic team  to handle the intraoperative blood loss. Meningiomas being highly vascular tumours tend to bleed profusely during the surgery hence a meticulous surgical technique and hemostasis has to be achieved during the surgery to minimize the amount of blood loss. This patient had a significant amount of bleeding during the surgeryinspiteof  all the necessary precautions to minimize blood loss and had a significant dip in his hemoglobin levels. It was quite as task for us to remove the entire tumour amidst significant bleeding encountered during surgery. Yet, with best of our efforts the entire tumour was resected without much complications. Patient recovered well without any neurological deficits, however his hemoglobin level were well below the expected levels. Despite encountering significant post-operative anemia, we were able to manage without any blood transfusion. “

He further added, “Significant advancements in anesthesia and surgical techniques have enabled the minimization of blood loss and the avoidance of blood transfusions during procedures which is specifically benificient in such patient’s who are followers of the Jehovah sect”

The patient improved and was weaned off the ventilator, though he had generalized weakness, dizziness and was severely pale because of low hemoglobin levels. We started him on Human recombinant Erythropoietin whichis a medicine used to boost up the hemoglobin levels. Patient began to show signs of improvement, started eating normally, and was initiated on  neurorehabilitation and physiotherapy. At the time of discharge patient was back on his feet, with no neurological deficits, feeding well and returned back to his country with a smile on his face”

Dr. Arjun stressed, “Blood loss is a known thing in huge complex meningiomas.Operating on Jehovah’s witness patients demands sensitivity to their beliefs. Timely diagnosis and prompt intervention are keys for a good functional post-operative outcome.

“After surgery,” said Mr. Adan, “I felt relieved as my headaches decreased and I regained strength and  mobility. I’m grateful for the successful outcome and the team’s understanding of my decision to avoid a blood transfusion.”

At the same time, solar energy has capitalized and made its mark as cornerstone of the renewable revolution. The solar industry is set to break ground in 2025 due to advancements in technology, the shifting economy and urgency for sustainability. Strong policy support, market driven innovation and rising environmental awareness has led to record growth rates and created solar growth opportunities.

Solar energy growth has accelerated in recent years due to falling costs and wide spread adoption. Now, photovoltaic technology has become one of the least expensive ways to generate electricity, and before it was thought to be niche and too expensive. In manufacturing, continuing trends of declining cost with innovations in manufacturing processes, improved material efficiency, and economies of scale, will continue through 2025. Solar panels rife with higher energy conversion rates and greater durability will dominate the market and allow the use of solar power to spread across a wider span of users and industries.

The growth is driven by government policies and international commitments to combat climate change. Solar energy is at the center of ambitious renewable energy targets set by many countries. Tax credits, subsidies and feed-in tariffs are also still providing incentives for investment in solar infrastructure. Agrivoltaics is a dual use model that combines land efficiency by generating solar energy and crops while providing financial benefits to farmers. This pioneering action alleviates land use conflicts and demonstrates how solar energy can peacefully overlap with other major sectors of land development.

Despite its many advantages, the solar energy industry faces challenges that could impact its trajectory in 2025. Supply chain disruptions, geopolitical tensions, and raw material shortages have emerged as significant hurdles. Additionally, the intermittent nature of solar power generation necessitates continued investment in energy storage technologies and grid infrastructure. Addressing these challenges requires coordinated efforts among governments, private enterprises, and research institutions to ensure a resilient and sustainable solar ecosystem.

Looking ahead, the future of solar energy is undoubtedly bright. The convergence of policy support, technological innovation, and market demand is set to propel the industry into a new era of growth. The Galaxy VXL UPS redefines power protection with a compact 1.2m² footprint and industry-leading 1042 kW/m² power density. Life is a series of unexpected events where we can barely control the course it takes. Except a few times, when we can exercise our superpowers to be able to live our lives freely, and according to our own terms. One of such superpowers is to be able to control your biological clock by opting for “Egg freezing”. Not all women want to conceive early in life due to various reasons – goals, lack of a partner, health complications and many more. In a situation like this, freezing their eggs can empower them to live their lives at their own pace and embrace parenthood at a later stage in life.

Dr. Sarita Sukhija, the mind behind Myra IVF also mentions, “There’s a constant pressure on women in society, where they have to make their lives revolve around their biological clock. Which leads them to settling for less in their ambitions, or marriage or lose out on the opportunity of parenthood due to some health complications. With the success of procedures like egg freezing, they get a shot at life in the way they want. They can pursue their dreams even if it takes longer to settle, not marry in haste, or even just by choice embrace parenthood later when they feel they’re ready. In some cases, where women have cancer or ovarian problems, freezing eggs can also protect the eggs from damaging effects of medications which might impact their fertility later.” 

Egg freezing or oocyte cryopreservation is a process where women’s eggs are extracted, frozen and stored to preserve their fertility. As women grow, their eggs, and the quality of them, diminishes over time, making pregnancy challenging later in life. Preserving them through egg freezing gives women an opportunity to avoid this challenge and embrace parenthood at a time when they want it. Another plus side to the process is that it not only helps the women who’re freezing eggs, but those who’re seeking egg donation options as well. These preserved eggs can further be chosen in situations where someone else’s egg is needed to conceive. They’re fertilised with sperms later in the laboratory and once ready, can be planted in the uterus of women.

The next question that arises is – “When to freeze your eggs?” Dr. Sarita Sukhija mentions that it’s one of the widely asked questions by women who visit Myra IVF. Once women make up their mind about going for the procedure, they also wonder about the right age to go for it. She further explains, “Women are born with a finite number of eggs. With time, their quantity and quality deteriorates . This in turn impacts their fertility as well. So the younger you are when you freeze your eggs, the higher chances of success are.” A study by FertilityIQ also reveals that when women with the same number of eggs underwent the procedure, the ones beyond 35 years of age had 30% success rate, while the women under 35, had twice of it. Dr. Sarita Sukhija further adds, “But it’s not just the age that’s determinant of fertility success in egg freezing. Other factors like lifestyle, weight, habits, smoking, and overall medical status also have a role to play.”

Egg freezing eventually happens in multiple stages. The first and foremost is – assessment. In this stage of egg freezing, through various blood tests and ultrasound sessions, ovarian reserve is assessed. Once it’s done, hormonal medication is given for around 10-12days to stimulate egg development. This process is carefully monitored and tracked. Once it’s complete, egg retrieval happens under anesthesia. All theeggs then undergo freezing through vitrification and then stored in liquid nitrogen. Every stage of the procedure is important and carefully practised to make egg-freezing a successful process.

However, the process also comes with its own challenges and risks. During the ovarian stimulation stage, where hormonal medication is given, women may experience mood swings, headaches and mild ovarian hyperstimulation syndrome (OHSS). However, the chances of OHSS are very less, with the newer and safer stimulation protocols . According to a study, severe OHSS occurs only in 0.1-2% of cycles. Other challenges include swelling of ovaries, painful egg retrieval, cramping and bloating. In some cases, the process might leave an emotional impact as well, which can lead to depression,  or anxiety. However, with regular follow-up and care, all of these challenges can be overcome.

Dr. Sarita Sukhija talks about the process, “At Myra IVF, we often come across women who are anxious about the process at first. But once it’s completed, it makes them feel empowered. It brings to them a new sense of freedom that there’s no ticking clock for parenthood and they can plan their life in the way they want.”
